Yard Lighting Policy

As part of the original vision of the Nassau Bay Community, the builders added gas lighting to the front of yards of all homes within the Nassau Bay Homes Association. In order to maintain consistency and character, as well as to help protect and increase the property values, the yard light requirement was written into the deed restrictions and the Nassau Bay Homes Association was created to protect, manage and enforce those deed restriction. As we are a volunteer organization that has changed hands over the 60 years since its creation, interest in enforcing the deed restrictions ebbed and flowed. The current Board of Trustees takes the obligation of enforcing the deed restrictions seriously. They are the agreement we have made with each other to be good neighbors and we will do everything in our power to support that agreement.’

As such, we are asking every neighbor to bring their yard lights up to standard and keep them in accordance with the listed restriction. For clarification on the requirement, a functional gas light should output approximately 1000 lumens as each individual mantel produces between 450-550 lumens. Electric and solar lights are welcomed but also must meet the same lumen output requirement.

As a policy, the Nassau Bay Homes Association staff cannot give out contractor suggestions, but we believe the city can offer some helpful suggestions. The standard gas lights and poles as well as their electric counterparts can be picked up at most hardware stores, For help with gas lines, a licensed plumber should be able to help. You can also contact a gas light company.

“Each house, when completed, shall include a gas outlet and line to the front of the house for the purpose of installing a gas light in the front yard thereof; such house tap and line to be installed by the builder at a point designated by the architectural committee. The gas light shall be kept burning during all hours of darkness by the builder or any subsequent owner or resident. In lieu of a gas light, an electric light of similar light output, quality and design may be installed.”
